The name ‘Coastwise’ originates from the Coastwise Petroleum Company that was founded and owned by Adam’s Great Grandfather who operated under the principles of treating people with honesty, integrity, and fairness, both personally and in business. It’s with these guiding values that Adam operates Coastwise Multifamily.
Coastwise Multifamily is an advisor partnering with operators, owners, developers, lenders, high net worth investors, family offices, and brokerages.
Adam Schwartz has spent his career with leading national and local real estate investors, operators, and developers including CBRE, Westfield (Unibail-Rodamco-Westfield), CWCapital Asset Management, BentallGreenOak (f/k/a Bentall Kennedy), and Gates Hudson.
Born and raised in Baltimore, Maryland, Adam started his business career working for a private wealth management team at Smith Barney building new client relationships while in undergraduate school.
He started his real estate career managing over 500 units of condominium/cooperative HOA’s throughout northwest Washington, DC and transitioned to commercial real estate at CBRE managing class A and B office properties in 2007. In 2010, he joined Westfield to work on their Southeast U.S. 11-shopping center portfolio valued at $3.0 billion and consisting of 10.0 million sf and was responsible for the development and economic feasibility underwriting and monthly financial reporting on the redevelopment of over 200,000 sf of inline and anchor space with cost in excess of $400 million.
Adam went on to spend six years as an Asset Manager on the Retail teams at CWCapital and Bentall Kennedy in Bethesda, MD working on over $1.5 billion between REO and equity investments with a primary focus on regional anchored malls and grocery anchored shopping centers located within primary, secondary, and tertiary U.S. markets with varying risk profiles.
In 2018 he joined Gates Hudson serving as Asset Manager, Director of FP&A, and Vice President of Asset Management where he evaluated investment opportunities for existing and new clients, underwrote the acquisition, disposition, re-financing of over $5.0 billion of value add, core, and new development lease up. During this time he overhauled the underwriting, reporting, budgeting, forecasting, and analytic capabilities contributing to rapid growth from 11,000 units under management in 2020 to over 25,000+ units and growing on a portfolio spanning DC Metro, Baltimore, Northern Virginia, Richmond, Newport News, and West Virginia.
